The use of digital tools such as BIM (Building Information Modeling) in facility and construction project management, is one of the most vital steps in improving efficiency throughout the lifecycle of a facility, including planning, construction, and maintenance.
As digitalization has been promoted nationwide in the construction following the recent global trend, NCM offers easy-to-use BIM models named “YASASHII BIM®”. With a clear understanding of the needs of facility management and construction project characteristics, “YASAHII BIM®” initiative is designed for property owners to easily implement with the current technology and handle in their day-to-day business operations.
Highly evaluated for its BIM model development for property owners, NCM’s initiative was selected by the Ministry of Land, Infrastructure, Transport and Tourism as the “Building production and maintenance process facilitation model project using BIM” in 2020 and 2021 respectively, being the only adopted case for a CM (Construction Management) company.
What We Do
■Support for YASASHII BIM® modeling of existing facilities
We provide support in converting existing facilities into YASASHII BIM®’s framework. To deal with their various concerns and issues related to the facilities, we set clear objectives and understanding how to utilize the YASASHII BIM® data through interviews with property owners. In the use of BIM, it is important to set clear EIRs in line with the procurement strategy for the entire project, and to confirm the BEP submitted by the contractor.

■Supporting the BIM utilization in construction project management
For BIM to be effective for property owners, it is essential that it be coordinated by a third party with extensive architectural experience and digital expertise. In particular, based on EIRs and BEPs, third-party professional like NCM plays an important role in cross-checking the key milestones in line with the creation of BIM models, and whether the BIM utilization schedule matches the timing of progress in the design and construction schedule.
