■Activity Analysis

Based on the findings carefully derived from the corporate vision and policy for new workstyle, we visualize the goals for future work styles from the project planning stage.

■Experience Design
We work together with our clients to explore what actions each user will be triggered to take, with what the emotions, with whom, when and where, according to the targeted work style.
The solution will vary depending on the work style to be pursued, centralized or distributed.
We examine what type of experience to be provided to users at what touch points (places), as well as draw hypotheses with cost comparison to guide our client to the project direction.

■Programming (Requirements Definition)
Once we have a clear experience design with our client, we help the client develop a portfolio strategy for the locations and their usage. Based on that, we facilitate our client in programming to screen out the necessary requirements for each location. Our service offers total support for the realization of a new work style, including consideration of business phases, schedules, and space programs.

■Change Management (Awareness-Raising Support)
We believe improvements in tangible (workplace) initiatives alone is not enough to achieve and maintain the ideal work style in the long run. Both “change management” (executives and managers) and “change mindset” (employees) are required, including understanding of management vision, labor-related policies, and ESG (environmental, social, and governance) policies.
We support with work style guidelines/ playbooks and training programs to improve the mindset of executives and employees.

■Real Estate Advisory
New workstyle will embrace the shared office and co-working memberships in optimized proportions, in addition to consideration of office relocation and renovation. For our client’s optimal workplace for new work styles, we examine a wide range of options, including headquarters relocation along with real estate sales and purchases, and provide comprehensive solutions ranging from comparative study of relocation to real estate brokerage.

■Project Management/ Construction Management
We provide project management and construction management services to ensure the successful execution of projects such as office relocation, renewal, expansion, and downsizing. As an agent of the client, we provide total support from the start of the project to the completion of construction, including itemization of construction works, support for design and construction procurement, and schedule and budget management.

■Relocation Management
We provide services such as phasing plan accompanied by relocation or construction while under normal occupancy, departmental planning of moving process, support for internal coordination and in-house decision-making, and advice on relocation planning and restoration work.
